One problem that distracts and destroys Real Estate Investor dreams is the number of things that can and will fritter away your time if you let them. For the record, many of those things are people, and some of them have your last name!

But on a day to day basis, ‘what to do’ can be difficult to put a finger on. And maybe more importantly, what NOT to do can be a very gray area.

Here’s an example- I can’t tell you how many people have told me, ‘I’m going to get started buying houses as soon as I get my corporation up and running.’

What a bunch of crap! They’re suffering from one of two diseases. Number one, ‘Bad Information-it is,’ or two, ‘Take Action-aphobia.’ Ok, maybe those aren’t the most original or ‘medically accurate’ names, but they are still the sick reality for the majority of investors.

Listen closely, ‘The Only Thing That Matters Is Finding People Who NEED To Sell Their House.’

Only after you’ve found, pre-screened, and closed with your Seller does any of the rest come into play.

It’s the only way to make money, and it’s the only way it even matters if you do all the rest! If you don’t own any houses, who cares if you’re incorporated? What’s the point of a tax dodge if you aren’t making any money?

You absolutely MUST be able to differentiate what must be done from what could be done. You must separate ‘Business’ from ‘Busy-ness!’

Driving neighborhoods doesn’t make you any money. Shopping around for the best price on photocopies or signs or telephone systems doesn’t make you money. Checking your e-mail, or looking at houses you know you can’t buy doesn’t.

Finding and talking to Sellers about buying their houses does.

So here’s the Action Plan:

1. Put out the word that you buy houses. Especially to yourself.

Get business cards made, and put signs on your car. Nothing will get you in the right frame of mind for the house business faster than magnetic signs, or better yet vinyl lettering, on your car.

While you do those two, start talking to For Sale By Owners, and start getting comfortable talking to Sellers. Better still, have someone else call all of the For Sale By Owner ads in the newspaper classified ads and find the Motivated ones for you. Get The Sellers on The Phone!

Have someone put out signs, or place a classified ad or both. Find a niche you’d like to send letters to, and get something in the mail to them. Have the Sellers call you directly, or have someone else take the calls, and Get the Sellers On the Phone!

2. Pre-screen the Sellers to see if there’s a deal there.

This should take you no more than a few minutes, and it’s done on the phone, not at their dinner table! Use the scripts from the course. Don’t change the script until you’re better at this than I am. That’s about 20 million dollars worth of Real Estate deals from now.

3. Get the Contract

There are only a handful of things you need to know and need to do. They are the backbone and profit centers of your business. That’s it. There are only four. Learn them.

4. Put out signs, ads, flyers and attract Buyers.

5. Sell the house, i.e., Get The Check!

6. Do it again!

Remember, if it’s not on this list, it’s not important!

Follow this System for just a few weeks, and I promise you will be forever changed. It’s so easy for you to get distracted from the real point here, and go off on unproductive and time wasting tangents.

There is no magic wand that anyone can wave and make you rich. It requires specific action, and a commitment to follow through. If you combine those two together, your success is guaranteed- and I’ll prove it to you!
